Phase I and II Environmental Audits
Phase I is a non-intrusive assessment of the physical site conditions such as subsurface conditions, hazardous substances previously or currently used on-site, wetlands, previous land use and known documented hazards present at a project site. Phase I also includes an assessment of environmental compliance through a review of documents, records, reports, aerial photographs and historic maps.
Phase II is conducted to verify conditions during the Phase I audit to evaluate the extent of the contaminations or condition of each site.

In 1988, the NJDEP Bureau of Land Use assumed responsibility for the implementation of the 404 Program, previously administered by the US Army Corp of Engineers. Our staff has been delineating both freshwater and coastal wetlands since 1984. All on-site delineations are performed using the three parameter approach as adopted by the NJDEP and US Army Corp. We have the extensive experience required to perform these services in a timely and accurate manner.
CAFRA Permitting  (NJ only)
The purpose of the Coastal Area Facility Resource Act is to protect all aspects of the coastal environment. It further requires all development be subjected to review by the NJDEP based upon the proximity of the proposed development to the mean high water line of tidal waters, beaches, and dunes. CAFRA regulations were mandated in 1973 and have been amended several times. From July 1994, all development within 150 feet of the high water mark is subject to permit review. Our experience in dealing with these complex regulatory issues enables us to successfully complete our clients’ projects.
Soils and Groundwater Sampling
Since 1980, we have been conducting soil and groundwater procedures for the testing of surfacial and subsurface soils for contaminants. We are experienced in these procedures. Our firm will use a state certified lab or one of your choice. This procedure is highly recommended regardless of the size of your project as past land use may create unknown pitfalls for future land use and development.
